In the current week, the average moved up from 6.48% to 6.52%. That is the highest rate for the year and the highest rate going back to August 25 when the yield was at 6.56%<\/p>\n<p>.<\/p>\n<p>Looking at the chart, there is a floor near 5.98% to 6.08% that floor extends back to the end of August 2022. In early February, the yield moved to 5.98%.<\/p>\n<p>The 100 and 200 week moving averages, come in at 6.50% and 6.62%. With the average yield at 6.52% this week, it sits between those longer-term averages suggesting a neutral bias. <\/p>\n<p data-start=\"3555\" data-end=\"3661\">For 2026, the housing market looks more like a slow-growth, high-rate environment than a boom or bust:<\/p>\n<ul data-start=\"3663\" data-end=\"3958\">\n<li data-section-id=\"qhocjo\" data-start=\"3663\" data-end=\"3726\">Existing-home sales: roughly 4.0\u20134.2 million annual pace.\n<\/li>\n<li data-section-id=\"ipgk80\" data-start=\"3727\" data-end=\"3785\">New-home sales: roughly 600,000\u2013650,000 annual pace.\n<\/li>\n<li data-section-id=\"ynkfxx\" data-start=\"3786\" data-end=\"3844\">Median existing-home price: about $420,000\u2013$430,000.\n<\/li>\n<li data-section-id=\"82e55y\" data-start=\"3845\" data-end=\"3889\">Median new-home price: about $420,000.\n<\/li>\n<li data-section-id=\"12s5zkd\" data-start=\"3890\" data-end=\"3958\">Price appreciation: generally running around 1%\u20133% nationally.\n<\/li>\n<\/ul>\n<p data-start=\"3960\" data-end=\"4158\" data-is-last-node=\"\" data-is-only-node=\"\">The biggest story remains affordability.
