That is high.<\/li>\n<li>\nThe increase in months\u2019 supply indicates that inventory grew relative to the pace of new-home sales.<\/li>\n<\/ul>\n<p>Sales prices:<\/p>\n<ul>\n<li>The median new-home sales price was $393,800 in July, down 2.3% from June and 0.9% from a year ago.\n<\/li>\n<li>\nThe average sales price was $508,800, up 4.1% from June and 5.4% from July 2025.\n<\/li>\n<li>\nThe divergence suggests stronger sales activity at the higher-priced end of the market.<\/li>\n<\/ul>\n<li>Regionally: What is with the Midwest?<\/li>\n<li>New-home sales fell 10.5% nationally in July compared with June.\n<li>The Northeast recorded the strongest gain, rising 30.3%, while sales in the West increased 6.2%.\n<\/li>\n<li>Sales fell sharply in the Midwest, dropping 42.7%, while the South declined 13.0%.<\/li>\n<li>Compared with July 2025, sales surged 95.5% in the Northeast and rose 2.2% in the West.\n<\/li>\n<li>Year over year, sales fell 50.6% in the Midwest and 5.2% in the South, leaving total U.S. sales down 6.3%.<\/li>\n<li>Severe weather in the Midwest may have had an influence on the sharp decline in that region.
