Compared with last year, the Northeast recorded the strongest increase, while the West was the only region with lower prices. These price figures are not seasonally adjusted, so monthly declines can reflect normal seasonal patterns.

September existing-home sales by region — seasonally adjusted annualized rates:

Northeast: 470,000 vs 480,000 in August, down 2.1% MoM. Down 4.1% YoY from 490,000 last September.

Midwest: 930,000 vs 930,000 in August, unchanged MoM. Down 2.1% YoY from 950,000.

South: 1.86 million vs 1.81 million in August, up 2.8% MoM. Down 0.5% YoY from 1.87 million.

West: 730,000 vs 710,000 in August, up 2.8% MoM. Down 5.2% YoY from 770,000.

National: 3.99 million vs 3.93 million in August, up 1.5% MoM. Down 2.2% YoY from 4.08 million.

The South and West drove September’s monthly gain. However, sales remained below last September in every region, with the West recording the largest annual decline.

Annualized means the monthly sales pace is expressed as a yearly rate, after adjusting for seasonal patterns. It is not the actual number of homes sold during the year.

US existing-home sales increased 1.5% in September, according to the National Association of Realtors (NAR). The gain offers some encouragement, but the broader picture remains soft. August and September were the two slowest months for sales this year on a seasonally adjusted basis.

NAR Chief Economist Lawrence Yun said recent increases in mortgage rates are making it harder for buyers to qualify. Meanwhile, higher inventory and longer selling times mean sellers may need to offer price discounts or other incentives. Buyers have more negotiating power, but financing remains a hurdle.

Quick analysis:Sales moved higher, but one monthly gain does not establish a recovery. Annual declines across all four regions point to continued weakness. Softer housing demand could weigh on growth and support lower yields at the margin, although this report alone is unlikely to change the Federal Reserve’s policy outlook.

What this report measures:Existing-home sales track completed purchases of previously owned homes, including single-family houses, condominiums and co-ops. The headline sales level is seasonally adjusted and annualized, meaning it expresses the monthly pace as a yearly rate. Traders watch the report for clues about housing demand and the impact of mortgage rates.

This article was written by Greg Michalowski at investinglive.com.

Prior month 3.98 million Details for September Existing home sales annualized sales rate of 3.99 million versus 3.95 million estimate Existing-home sales: +1.5% month over month in September.
